Mt. Laurel, NJ – This project involved the creation of a 6,600 SF multi-tenant building pad development within an existing shopping center. Initially, the shopping center had one pad site with an adjacent underutilized parking lot.  Upon justifying and receiving a parking variance from the municipality, a portion of the parking lot was able to be redeveloped to create an additional pad site for three tenants, including Starbucks.

Landcore planned the pad layout strategically to keep disturbance area under regulatory thresholds, thereby limiting costly stormwater management improvements and reducing design and review costs. We also worked to overcome grading, utility and circulation challenges to make the pad layout fit seamlessly into the overall center.   The successful completion of this project represented the conversion of an under-utilized parking area into a revenue-producing pad site, adding significant value to our client’s real estate asset.
